qualifications for membership. Membership requirements and procedures

MEMBERSHIP CATEGORIES & REQUIREMENTS:
SIOR Designation (Active
Membership)
Active Membership is an individual achievement for highly qualified
practitioners with a strong transactional history in brokerage, fee-based
services or executive management.
The SIOR designation is granted
in one of six specialist categories:
- Advisory Services Specialist
- Industrial Specialist
- Industrial & Office (Dual) Specialist
- Office Specialist
- Sales Management Specialist
- Executive Specialist
The SIOR designation identifies
an agent in Canada, Mexico or the USA who:
1) has a minimum of five years of documentable industrial or office
real estate brokerage experience and is actively engaged as an industrial
or office real estate broker or salesperson [One year of the experience
requirement can be waived if the applicant has earned: a CCIM, CRE,
or CPM designation; a graduate degree (Masters or Doctoral level) in
a field related to real estate or law; a CPA designation; or successful
completion of all four Society courses, 100, 103, 200, and 203.];
2) maintains a minimum dollar
volume of sales per year and a minimum number of transactions or
square footage in accordance with the standards set by the local chapters;
3) upholds high ethical standards of practice and has a reputation for
sincerity and integrity and pledges to uphold the Society's
Code of Ethical Principles and Standards of Professional Practice;
4) proves to be a knowledgeable professional in the industrial or office
real estate market as evidenced by completing the educational
requirement;
5) provides formal recommendations
from two Active Society members.

an application. If you cannot meet these requirements at present,
consider joining the Candidate Program.
Executive Specialist requirements
differ from those listed above. They must have management authority
over at least 100 brokers/agents and three office locations, have at
least 10 years of management experience, uphold the Society's high ethical
standards of practice with a reputation for sincerity and integrity,
and pledge to uphold the Society's Code of Ethical Principles and Standards
of Professional Practice.
Practitioners located outside
Canada, Mexico or the USA may also qualify for the SIOR designation.
Requirements for these individuals include at least five years of commercial
real estate experience, letters of reference from at least two clients
with whom they have conducted transactions during the last two years,
and documents recommendation by at least one Active Society member.
All applications are reviewed
by a local Society chapter before consideration by the Admissions Committee.
The Council of Chapter Presidents makes the final determination of membership
status at regularly scheduled meetings. If approved by the Council,
the applicant is eligible to take a comprehensive written examination
or document completion of the educational requirement for one year to
complete the membership process. Applicants may choose to take the specified
courses prior to Council approval.
Once the designation
has been awarded, Active members agree to:
- for US members, hold in good standing REALTOR®, REALTOR-Associate®
or Institute Affiliate membership in a Member Board of the National
Association of REALTORS®; for Canadian members, maintain membership
in the Canadian Real Estate Association; and for Mexican members, maintain
membership in AMPI;
- maintain a real estate license (if required by law) in the state (or
other jurisdiction) of residency; and
- uphold the Society's Bylaws
and Code of Ethical
Principles and Standards of Professional Practice.
Associate Members
Organizations with a vital interest in corporate real estate services
and industrial or office development comprise the Society's Associate
membership. Qualified individuals from the Associate member organization
represent that organization in the affairs of the Society.
Corporate,
Developer, Educator, or General – these company memberships
are for practitioners who are not third-party brokers but are involved
in industrial or office real estate.
The admissions procedure
for Associate membership is similar to that for Active membership, although
no educational criteria (exam or courses) are required.
Associate
organizations include:
corporations that use large quantities of industrial/office real estate
in the conduct of their business; manufacturers; developers; general
contractors; public utilities; accounting firms; insurance companies;
title insurance companies; lending institutions; investment fund companies;
asset management firms; educational institutions; chambers of commerce;
economic development agencies; architectural & design firms; engineering
firms; auction companies; environmental engineering firms; real estate
technology firms; and other related organizations.
